Once we have found you a suitable property a dedicated member of staff will help to discuss your contract with the landlord and to oversee the referencing process so that everything right down to the contract sign and move in goes as smoothly as possible.

We’ll get you moving with our 6 steps to letting:
Step 1 – Registering your interest The first step is to register your interest in letting a property. You can do this by either phone, email or via the website. It is really important that you give us as much information about the type of property you are looking for, your budget and timescale.
Step 2 – The search begins Once we have a clear understanding of your requirements, we will provide you with a selection of properties that match your criteria. In order to secure a property, we recommend an early viewing.
Step 3 – Accompanied Viewings It is important to view the properties of your choice at your earliest convenience. All our viewings will be accompanied by one of our staff members. Viewings can be arranged during evenings and weekends.
Step 4 – Selecting a property Once you have found your ideal property, we will guide you through the paperwork process. We will apply for references and we will send your information to the Landlord for acceptance. It is at this stage that you will be required to pay your application fee and a holding deposit of £250. This will come off your first month’s rent. (Please note these are non refundable should you change your mind). It is important that you have the following to hand:
- Passport
- Driving Licence / photo ID
- Months bank statements
- Employment details including any payroll numbers
Step 5 – Rental Paperwork Once the landlord confirms they are happy to proceed we will be able to draw up the relevant paperwork. You will be required to sign a Tenancy Agreement which will form the agreement between you and the landlord. You will then be asked to pay one month’s rent as a deposit and one month’s rent in advance. You will be told where your deposit is being held and any relevant registration numbers.
An inventory of the contents and condition of the property is usually given to you prior to commencement of the tenancy. A copy is kept by both the Landlord and the Tenant. You should check the inventory carefully to ensure that you agree with the condition of the property.
Step 6 – Completion Congratulations - Once cleared funds and the tenancy agreement have been signed by all parties a moving date is agreed. On your moving date you may pick up the keys and move into your new home.
